Default having been made in the terms of a certain Deed of Trust dated 3/18/2025, in the original principal amount of $136,868.00 and recorded in the Clerk's Office of the Circuit Court of the Dickenson County, Virginia on 3/19/2025, as Instrument No. 250000237, in Book 621, Page 732, the undersigned Substitute Trustees will sell at public auction on 3/3/2026 at 2:00 PM, At the Main Steps of the Dickenson Circuit Court located at 119 Court House Lane, Clintwood, VA 24228, the property designated as 613 MORGAN ANDERSON LN, BIRCHLEAF, VA 24220.
Beginning on a hickory, corner to Ronald Edwards and land now or formerly belonging to Danie Edwards; thence leaving said Ronald Edwards and with said Danie Edwards S 52° 51' 00" W 207.55 feet to a poplar; thence S 35° 00' 00" W 60.50 feet to an iron pin; thence N 47° 00' 00" W 155.00 feet to a railroad spike; thence N 36° 26' 34" E 93.00 feet to a railroad spike, corner to said Ronald Edwards; thence leaving said Danie Edwards and with said Ronald Edwards S 88° 45' 10" B 258.31 feet to the beginning, containing 0.652 acres, more or less, as shown on Plat by Cornerstone Surveying, Wise, Virginia, dated July 8, 2008, recorded in the Office of the Clerk, Circuit Court, Dickenson County, Virginia, in Deed Book 456, at Page 160.
TERMS: CASH. A deposit of $13,686.80 or 10% of the sale price, whichever is lower, will be required of the successful bidder at time of sale. Prior to the sale, interested bidders will be required to register with and must present a bid deposit which may be held during the sale by the trustee. The bid deposit must be certified funds and/or cash, but no more than $9,900.00 of cash will be accepted. The successful bidder's deposit will be retained at the sale and applied to the sale price. If held by the trustee, all other bid deposits will be returned to the unsuccessful bidders. Settlement is to be made within 15 days. The successful bidder will be responsible for obtaining possession of the property, and for all costs and fees related to recording the Trustee's Deed, including the grantors tax. The successful bidder will be required to execute a Memorandum of Trustee's Sale, available for review upon request before the sale, outlining additional terms of sale and settlement.
